This policy explains how David Bui, Mortgage Broker, operating through Mortgage Central Nationwide, Brokerage #12785 (“we,” “us,” or “our”), collects, uses, discloses, retains and safeguards personal information in connection with mortgage-brokering services and this website.
We are accountable for personal information under our control and handle it in accordance with applicable Canadian privacy law, including the Personal Information Protection and Electronic Documents Act (“PIPEDA”), applicable mortgage-brokering requirements, mortgage-sector privacy and cybersecurity guidance, and the policies of Mortgage Central Nationwide. This policy applies to prospective clients, borrowers, co-borrowers, guarantors, investors, referral partners and website visitors.
Depending on the service requested, we may collect identity and contact information; date of birth and marital or residency status; employment, income, banking, asset, debt, credit and tax information; property, mortgage and insurance details; government-issued identification and information needed for identity verification, fraud prevention, anti-money-laundering and regulatory compliance; documents and communications you provide; referral-source information; and technical website data such as device, browser, IP address, pages viewed and cookies.
We use personal information to identify and communicate with you; assess mortgage needs and suitability; prepare, submit, administer and service applications or transactions; obtain credit reports with authorization; compare and present mortgage options; verify information and identity; prevent fraud and comply with legal, regulatory, audit and record-keeping duties; manage referrals, complaints and business records; improve our services and website; and send marketing only where consent or law permits.
We seek meaningful consent appropriate to the sensitivity of the information and the purpose. Consent may be express or implied where permitted. You may withdraw consent, subject to legal, contractual and regulatory restrictions and reasonable notice. Withdrawal may limit our ability to arrange or service a mortgage. You may unsubscribe from promotional email at any time; service and transaction messages may still be sent.
With consent or as permitted or required by law, information may be disclosed to Mortgage Central Nationwide and its authorized personnel; lenders, mortgage insurers and administrators; credit reporting and identity-verification providers; appraisers, lawyers, title insurers and other transaction professionals; referral sources where authorized; technology, document-management, communications, analytics and storage providers; regulators, auditors, insurers, law-enforcement bodies or courts; and parties involved in a proposed business transfer. Information obtained through mortgage-brokering activities will not be used for an unrelated business purpose without required consent.
We may use service providers that process or store information in Canada or other countries. Information outside Canada may be subject to the laws and lawful-access rules of that jurisdiction. We require service providers to use information only for authorized purposes and to protect it through appropriate contractual, administrative and technical measures.
We use safeguards appropriate to the sensitivity of mortgage and financial information, which may include access controls, secure systems, encryption, authentication, staff procedures, confidentiality duties, secure disposal and vendor oversight. No system is completely secure. Suspected incidents are assessed, contained and documented, and affected individuals, regulators or other organizations are notified where required by law.
You are responsible for providing complete and accurate information and telling us when it changes. Subject to legal exceptions, you may request access to personal information we control and ask that inaccurate or incomplete information be corrected. We may need to verify your identity before responding and may be unable to provide information that would reveal another person’s information, confidential commercial information or legally privileged material.
We retain personal information only as long as reasonably necessary for the identified purposes and to meet legal, regulatory, insurance, audit, dispute and brokerage-policy requirements. Mortgage transaction records may be subject to prescribed retention periods extending years beyond the expiry of a transaction. When no longer required, records are securely destroyed, deleted or anonymized, subject to lawful backup and archival practices.
Calculator and survey entries may be processed in your browser and are estimates only unless you intentionally submit information to us. We may use essential cookies and limited analytics to operate and improve the site. You can adjust browser settings, although some features may not work. Links to third-party websites are provided for convenience; their privacy practices and content are governed by their own policies.
Our services are intended for adults able to enter into mortgage transactions, not children. Do not send sensitive financial documents, identification numbers or passwords through unsecured email or general website fields. We will provide an appropriate secure method when documents are required.
